Given the complexity of a garage door and opener system, there are a variety of different areas something could go wrong. If your garage door shakes or is very loud during operation, the garage door closes all the way only to immediately open back up, the garage door opens slowly or closes too quickly, or the garage door opener and remote aren't working at all, you should seek help from a professional garage door repair specialist.
Before setting the last panel in the tracks, set the power unit on the actual frame and slide it in the ends. Hardened screws are used to attach the center bracket (Image 1). They are a different type screw — they are tougher and will last a lot longer. Make sure the bracket is level (to the eye) when installed and leave the bracket a little loose so adjustments can be made. Fasten down all the hinges (Image 2).
In 1992 the United States Consumer Product Safety Commission released new rules for automatic garage door openers. Anything manufactured after 1993 was required to include either an electric eye (a pair of sensors that detect an object obstructing the doorway) or a wall-mounted control button that users hold down in order to close the door entirely. Most manufacturers opted for the electric eye method, sometimes referred to as safety sensors.

The best garage door openers have a lifetime warranty on their motor and belt or chain. While it’s common for motors to come with lifetime warranties, belt and chain and parts warranties are often not that generous. However, it’s not uncommon for parts warranties to extend several years. Often the warranties are limited and subject to specific stipulations that vary and are detailed in the user manuals.
The usually recommended rule for a door being properly balanced is that it should lift "easily" through all its travel. The door may also remain stationary if let go somewhere around the middle of the travel, but a smoothly rolling door many not show this behavior (while a sticky track will!), so easy travel is the only reliable test for proper balance. A difficult door may be due to stiff bearings or rollers in the mechanism, tracks out of alignment, etc., not necessarily the torsion spring adjustment.
Depending on the type and location of the damage you might have an alternative to replacing panels, or entire garage doors. One solution to give new life to your garage door is repair. Small dents, rot, rust or holes can be repair without replacing. Depending on what wrong with the panel, average prices for repair are $130 for steel door repairs, $190 for wood, $170 for aluminum and $150 for fiberglass. Garage door panel repair can save homeowners money, but should be weighed against garage door panel replacment.
With the rods and other tools at hand, I am ready to begin. The first task is to remove the broken spring and its unbroken mate from the torsion shaft. To remove and disassemble the shaft and lift drums, the torsion on the unbroken spring must first be released. I used a ratcheting box-end wrench to loosen the set-screws while pushing the rod against the force I knew would be released when the screws let go. Later I switched to an open-end wrench for the set-screws, since some of the square screw heads were too rough to fit in the box-end wrench.
You must use springs that are matched to the weight of the door. You cannot compensate for the wrong size spring by adjusting the number of winding turns. If you do not know a proper spring size, then you or your spring supplier must calculate a proper size (see below) based on an accurate weight (within 5 pounds) of the door. So you must then in turn have an accurate weight.
If you are replacing an old garage door, the first step is to measure your garage opening to ensure you are choosing a door with the correct dimensions. Even if you feel confident that your door is a standard size, measuring first can help ensure that buying your door is an enjoyable and smooth process. View our installation guide to get the needed measurements for your door. If you find that you have an odd-sized garage door, use our QuickDraw tool to see how a specific model will look in your desired size. If you have a unique vision for your home's curb appeal, Clopay can also design custom garage doors to meet your specifications.
Replacing or repairing garage door panels help the garage door operate properly. This means less headaches just trying to get through the day. In addition to ease of getting in and out of your home replacing or reparing garage door panels help preserve the value of the home. Curb appeal matters, especially if the home is going to end up on the market for sale. Any exterior improvement you do to the front of your home pays dividends in your curb appeal. That being said, garage door panel repair is one of the highest dollar fixes you can do for your garage door. The cost to repair the panel is directly associated to the repairman's hourly rate. Installation of new panels start at $240 for a 9' panel and $690 or more for a 16' panel. If you are thinking about replacing your panels, think twice, you might be able to get a brand new garage door for about the same price. Check your options with your professional before replacing your panels.

Horsepower: The horsepower measurement, often shortened to HP, describes the power the garage door opener motor has. A motor with a greater horsepower measurement will open and close the door more quickly, while also being able to handle larger and heavier doors. Motors between 1/2 HP and 1 HP are the most common for residential garages, FeldCo says.

Had a quick response to my call. thought I might have to wait a couple of days to coordinate their schedule and mine. To my surprise I received service in one and one half hours. Not only that but there was no sales call, technician Mike was fully prepared to give me a quote and complete the work as his vehicle carried everything needed. He very efficiently completed the work and cleaned up after I selected from the options. He replaced the springs all rollers and made needed adjustments expeditiously. "We had an unusual repair requirement. We have horizontal sliding steel doors on our 1950's equipment shed. The upper track was damaged by a roofer's forklift while they were loading supplies onto the roof. The track is made out of very heavy steel, not like the track in today's doors. Toby, responded to my request very quickly and came out of his way to inspect the damage. Although it was not something that he had encountered before, he was able to fix the track and the door is operating better than it has in years. Thank you."

A typical exit repair issue is usually at the point that your entryway does shut or close totally, which may be realized by evacuated springs. There are two strategies you can deal with this issue: one is by adjusting the purpose of restriction switch, or you can modify the springs. Amazingly old springs can comprise of an additional if weight the motor.

Lower the door and dismantle it by removing the hardware. Lower a double door by recruiting at least two helpers to help with the weight, and place a 2×4 block under the door to prevent smashing a foot or finger when it’s lowered. Remove the sections one at a time by disconnecting the rollers and brackets. If you have windows, tape them to help control flying shards if they break. Then remove the old roller tracks and remaining hardware.

Overhead Door® openers and garage doors are built with longevity in-mind. By performing a few routine tasks, you can help ensure your garage door system stays safe and stands the test of time. One important part of garage door system routine maintenance is to make sure the photo-eyes have not gone out of alignment. The photo-eyes are the infrared sensors which monitor whether the space at the bottom of your garage door is clear. When these sensors are not lined up properly they will keep your door from closing. Make sure to occasionally check your photo-eyes’ alignment to ensure they are correctly detecting obstructions to keep your garage door safe and operating properly.
Keep in mind that when the springs are released there is nothing to help with weight replacement. Garage doors weigh 150 pounds or more and if the door were not locked in place, there would need to be some way of holding it up until it can be lower manually. If no one is available to help, a clamp can be put on the track at the end of the door (Image 1). When ready, release the clamp and take the weight of the door.
The optician's trick: The serviceman looks over your door with lots of scowling, chin-scratching, and tsk-tsking. You ask, "how much?" He replies with the fair price. If you don't flinch at that price, he says, "for the parts", while quoting a large additional cost for the labor. If you still don't flinch, he adds, "each," while pointing back and forth to your pair of springs. (I hope none of you service people are reading this!) I call this the "optician's trick" after the old vaudeville joke about lenses, frames, and left/right.

Before purchasing a roll-up door, measure the space between the top of the garage door opening and the ceiling or overhead framing. Standard tracks require headroom of about 14 inches. If you don’t have that, you can get low-headroom track, which costs about $100 more. There are also tracks specially made for garages with unusually high walls or cathedral ceilings.

We’ve been reviewing the best garage door openers for more than half a decade. This year we chose the Chamberlain Premium as our top pick. This model also has a preinstalled timer that closes your garage door automatically so you don't have to worry about whether you left the garage door open.
If you are a own a home or a business and you have to make repairs to existing doors or complete a replacement you may not need to apply for permits for these small jobs.  I have provided a link here to the Mecklenburg County permit office. You can use this site to conduct research and to decide if you should apply for a permit for your next project.
Stress and lifetime: Calculating the maximal stress in the wire is useful for estimating the lifetime. Using the formula above, the bending stress S in the spring wire is 32*238/(π*0.2253^3) = 212 Kpsi. The spring index C is D/d = 2.23 / 0.225 = 9.88. The Wahl correction factor is Kw = (4C-1)/(4C-4) + 0.615/C = 1.15. The Wahl-corrected stress is Kw * S = 1.15 * 212 Kpsi = 244 Kpsi. This predicts about a 10,000-cycle lifetime, which is the standard "cheap spring" configuration originally installed. Note that while this stress is proportional to the torque being applied, it is also in proportion to the inverse third-power of the wire size. Thus slightly heavier wire sizes (and suitably adjusted D and/or L) radically improve the expected cycle lifetime of the spring.

Security Lights: Most newer garage door openers have at least two bright light bulbs, as well as lights activated by motion. On the other hand, some older or cheaper openers are limited to a single light bulb. This doesn't help much with a garage darkened by shadows, leaving you unsure if the rustling in the corner is your cat … or a skunk that snuck into the garage.

Of course, the best garage door openers offer much more than weather protection. They are quick and convenient when leaving or returning home. They can secure what might otherwise be a weak point of home security. Some can even alert you at work if your garage doors aren't closed properly. The challenge you face is finding the right one – this isn’t a product you can simply try out and return until you find the best fit for your situation.
The prior clamping of the set-screws tends to have pressed a dimple into the hollow shaft and to have distorted the shaft's roundness into an eccentric shape. While releasing the set-screws, I was careful to loosen them enough to let the cone swing around any such distortions. I was also careful to observe any binding of the old cones on the eccentricity or burring on the shaft. The fit of the cone on the shaft is supposed to be loose enough to avoid binding, but if it were to occur one would have to be careful not to assume the spring was unwound when in fact the cone was just stuck on the shaft. If I had a stuck cone that I could not unwind with a little extra force, then I would have called in a technician to deal with it. In the worst case, I suppose the spring must be deliberately broken with some hazard, thus releasing it for a forceful disassembly, and the shaft and some other parts replaced. But this is an unlikely situation and in this case was not necessary.

Here are the new replacement springs I ordered from a distributor, which I found using a Google search for "garage door supply" (search that phrase now). You certainly won't find these at Home Depot or Lowe's (although last I checked Lowe's does carry the less daunting extension spring replacements). I also have a list of some suppliers at the end of this page.
Install the stiffening strut on top of the top section of steel doors with the section lying flat. Then install the opener bracket that replaces the center bracket between the top two sections. While you’re working on the sections, protect them from scratches by putting carpet scraps on top of your sawhorses. Now, slide the rollers into the roller brackets.
